Make sure that you are really a serious buyer and communicate this strongly to the agent with whom you are working on a particular property. Demonstrate that you are knowledgeable of the particular sector of the market that you are dealing in and follow those behaviours when inspecting properties and, ultimately, negotiating. If you ask good questions and then submit feasible offers, your chance of securing the property you want is heightened. By ‘dancing around’ trying to be evasive to the agent or trying to ‘outsmart’ the Vendor agent, the line of negotiation can be broken and this can allow others to end up securing the property you wanted and you will be disappointed.
